When you sell your home....

 

For homeowners selling a home/lot - In order to ensure a smooth transition for a new home owner, please make sure you communicate the following to your real estate agent:

 

Tierra de Oro HOA fees for 7/1/2025-26 fiscal year are: Dues - $250 and Waste and Recycling Collection - $400

 

The seller may be asked to provide governing documents to a potential buyer and this information may be found on this website (see Documents and Maps).  On a sale, the closing statement should prorate the current year's membership payment.

 

As part of the closing, Tierra de Oro HOA CPA will provide a Disclosure Letter, stating whether the seller has paid in full, or if any dues are unpaid (the amount).  The letter will also provide up-to-date information about the financial status of the HOA including our operating budget, insurance coverage and other statements required by the New Mexico Homeowner Association Act. A $200 fee for compiling this disclosure letter will be included in the sellers closing costs.
